Pre-FIRM vs Post-FIRM Building Classifications

FIRM Flood Ratings

Flood rates are in part based upon a Flood Insurance Rate Map (FIRM) maintained by FEMA in support of the National Flood Insurance Program (NFIP).  It’s important to note that the FEMA flood mapping process and FEMA flood maps are continually updated yearly.

Pre-FIRM Buildings

A Pre-FIRM building is a building constructed or substantial improved occurred on or before the effective date of an initial Flood Insurance Rate Map (FIRM).  A Pre-Firm building that was constructed before March 1979 is  considered “pre-FIRM”.  This means it was built before detailed flood hazard data and flood elevations were provided to the community and usually before the community enacted comprehensive regulations on floodplain regulation.

Post-FIRM Buildings

A Post-FIRM building is a building  was constructed or substantial improved  after the effective date of an initial Flood Insurance Rate Map.  A Post-FIRM building is one with a date of construction, or substantial improvement, after December 31, 1974, or on or after the effective date of the community’s initial Flood Insurance Rate Map. Insurance rates for Post-FIRM buildings are dependent on the elevation of the lowest building floor in relation to the Base Flood Elevation (BFE).
